PUBLIC NOTICE
The Zoning Hearing Board of the Borough of Ephrata will hold a Public Hearing on Wednesday August 18, 2010 at 7:00 p.m. in the Council Chambers of the Borough Offices, 124 South State Street, Ephrata, Pennsylvania.
The purpose of this hearing is to consider 4 requests as they relate to a proposed personal care home and library. The first request is for a special exception for a library. Relief is sought under Article IV, section 319-24.B.7 of Chapter 319 of the Code of the Borough of Ephrata. The second request is for a variance for a personal care home. Relief is sought under Article IV, section 319-23 of Chapter 319 of the Code of the Borough of Ephrata. The third request is for a variance from personal care home standards requiring a 50 foot setback from the lot line of an existing dwelling. Relief is sought under Article XV, section 319-70.P.6 of Chapter 319 of the Code of the Borough of Ephrata. The fourth request is for a variance from personal care home standards requiring 25 percent of the site be developed for passive recreation. Relief is sought under Article XV, section 319-70.P.4 of Chapter 319 of the Code of the Borough of Ephrata. The subject property is located at 1301/1307 Apple Street in a Residential Low Density zoning district. The applicant and owner is Weaverland Mennonite Homes, 40 Hillside Dr, Stevens PA 17578.
